NEWS BRIEF: A New "Canopy by Hilton" Hotel at Deer Valley East Will Cost Close to $100 Million

McClean, Virginia-based Hilton (NYSE:HLT) will spend upwards of $100 million to build a new 180-key Canopy by Hilton brand hotel in Park City, Utah as part of the Deer Valley East Village complex expansion.

According to the Hilton news release, the new property is slated to open in summer 2026 and marks the first Canopy by Hilton hotel in Utah.

Officially, Hilton did not disclose the amount it expects to spend on developing this Canopy by Hilton property in Park City.

Nevertheless, an extrapolation of square-foot-sizes on a per room basis for other Canopy by Hilton properties coupled with valuation disclosures for hotels within the brand network, have led us to a cost projection for this new Park City location of upwards of $100 million.

When completed, the Summit County-based Canopy by Hilton hotel will overlook Jordanelle Reservoir and Deer Valley Resort, and will be situated steps from the Jordanelle Express Gondola.

As noted in the release, New York City-based Extell Development Company has been signed by Hilton to handle the development of the new Canopy by Hilton property.

According to Hilton's Matt Wehling, senior vice president, development, this new property will be Canopy by Hilton's first ski destination hotel.

"With over 40 properties welcoming guests around the globe and another 40 in various stages of development, Canopy boasts impressive growth, and the signing of Canopy at Deer Valley builds upon that momentum," Welling said.

On-site amenities at the new Canopy by Hilton hotel will include

  • A pool and hot tub,
  • Steam room and sauna,
  • Fitness center,
  • Golf simulator,
  • A dedicated ski reception lobby and ski locker room,
  • Meeting and conference facilities,
  • Two levels of underground parking with 176 stalls, plus
  • A signature destination restaurant,
  • An apres-ski lounge,
  • A grab & go coffee shop, and
  • A rooftop lounge.

When Deer Valley Resort completes its long-awaited expansion in time for the 2025/2026 ski season, the resort will

  • Double the size of its current skiable terrain,
  • Add 10 new chairlifts, with
  • 100 new ski runs and
  • More than 5,725 acres of skiable terrain served by
  • 37 chairlifts across 238 runs.
